Inventory of approved preliminary plat lots in Ada and Canyon counties both increased by approximately 2000 lots since Q3 2022. Trilogy Development, M3 Companies and Hunter Homes hold over 25% of the approved lot inventory.

The majority of approved preliminary plat lots awaiting a final plat are held by Trilogy, Hunter Homes, DB Development and M3 Companies in Ada County but entitlement lot inventory is more evenly distributed among 8 of the 10 top developers in Ada County.

Canyon County developers have slightly fewer lots in the entitlement phase than Ada County with one third of the total held by Trilogy Development and M3 Companies. Canyon County’s approved and final lot inventories have both increased since Q3 while entitlement lots have shown a significant decrease since Q3 2022.

There are 9537 vacant lots in the Treasure Valley awaiting permits. Our data shows a slowdown in all phases of residential development from submittals to building permits issued. We might see little movement in the development process in Q1 2023 as land development professionals are holding back and hoping the market rebounds from the current slowdown.

There are 550 fewer vacant lots with permits than we saw in Q3 2022 indicating a slight slowdown in building. The top builders shown here hold over half of the inventory of these lots- lots with building permits that may be under construction or may be completed, but not sold or noted as having bedrooms by the assessor.
